Rate discounts for bank products
Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.
—
Count as cost what you pay extra for having it with the bank: if the same insurance costs CZK 3,000 elsewhere and the bank's costs CZK 5,000, that's CZK 2,000. If the premium rises over the years, as life insurance does, enter the average.
Enter the price, down payment, interest rate and term.
The payment is principal plus interest: it doesn't include insurance, fees or property taxes.

How it works
How to use it
- Enter the property price and your own funds.
- Add the annual interest rate and the term in years.
- In «More options» change the repayment type and the buying costs or add an extra repayment.
- Check the payment, the interest, the cash needed when you buy and the repayment schedule.
How it is calculated
The monthly rate is the annual rate divided by 12 and the mortgage is calculated month by month like a bank's repayment schedule. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. Extra repayments are counted at the end of the chosen year. Buying costs, share of income and maximum LTV are general values for the Czech Republic that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.
Payment = P · i / (1 − (1 + i)^−n) · P = principal, i = annual rate ÷ 12, n = months

About this calculator
Annuity or decreasing payments
Most mortgages in the Czech Republic are repaid with annuity payments: the payment doesn’t change, but in the first years it’s mostly interest, so the debt falls slowly. With decreasing payments you repay the same part of the principal every month: the first payment is higher, then it falls and you pay less interest in total. The chart shows each year’s interest in blue.
An example: a CZK 4,000,000 mortgage over 30 years at 4.5% means an annuity payment of CZK 20,267 a month and about CZK 3,296,000 in interest over the whole term.
Extra repayment: shorter term or lower payment
With an extra repayment you choose what goes down. A shorter term keeps the payment and usually saves the most interest. A lower payment keeps the term. How much you can repay early without a fee is set by your contract.
What the values for the Czech Republic don’t reflect
The Czech National Bank sets an upper LTV limit of 80%, or 90% for applicants under 36. The DSTI and DTI limits are not binding, so banks set the share of income for payments themselves; the Czech National Bank recommends great caution above 40% of net income, which is why 40% is filled in. In the Czech Republic the rate is usually fixed for a few years and then changes: to see the payment after the fixed period, choose «Changes after some years» in «More options». The property acquisition tax has been abolished, so buying costs are mainly the land registry fee, the valuation and drawing up the contract; 1% is a general value. Check them with your bank or adviser.
Frequently asked questions
Annuity or decreasing payments?
With annuity payments, the most common in the Czech Republic, you pay the same amount every month, mostly interest at the start. With decreasing payments you repay the same part of the principal every month: the first payment is higher, then it falls and total interest is lower.
Should an extra repayment shorten the term or lower the payment?
A shorter term usually saves more interest. A lower payment eases the monthly budget. The calculator shows both options with your numbers.
What does the payment not include?
The payment is principal plus interest. Property insurance, payment protection insurance, fees and property tax come on top.
Is it worth taking the bank's products to get a lower rate?
It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
