How it works
How to use it
- Enter your net income per month and your savings.
- Add the interest rate you expect and the term.
- Check the percentages for Denmark and correct them if needed.
- See the maximum price, the breakdown and which limit applies.
How it is calculated
Two prices are calculated and the lower one applies. By income: the loan whose payment is the chosen share of income, plus savings, minus costs. By savings: the price at which your savings exactly cover the part that is not borrowed and the costs. The percentages are guide values for Denmark. A second applicant's income is added to yours; other debt payments count the way the country's rule counts them.

About this calculator
How it is calculated
Buying a home has two limits at the same time. The first is the payment, which has to fit your budget. The second is savings: you have to put in at least 5% as a down payment yourself and pay the costs. The calculator finds the price each limit allows and shows the lower one.
What banks in Denmark look at
Banks calculate your disposable income, meaning what you have left after fixed expenses, and look at your total debt relative to your income. That is why 30% of net income is only a guide value.
Buying costs in Denmark
Registering the deed costs 0.6% of the price plus a fixed fee, and registering the loan 1.45% of the loan amount plus a fixed fee. On top come advice and loan arrangement fees. The 2% filled in is a general value: check it with your bank or adviser.
Frequently asked questions
What decides how expensive a home I can buy?
Two things at once: your income sets the highest payment, and your savings have to cover the down payment and the buying costs. The calculator compares the two limits and shows which one applies.
Why are the costs not included in the loan?
The down payment of at least 5% and part of the costs are paid with your own money, so they are deducted from your savings.
Net or gross income?
Net income per month is used here. The bank makes its own calculation of your disposable income. If you are buying together, add your incomes.
What if we buy as a couple, or I already pay other loans?
Under «More options» you can add the second applicant's income, which is added to yours, and what you already pay each month for other loans, cards or leasing. In Denmark, the share of income covers all your debts, so those payments come off what is left for the mortgage.
