Mortgage Calculator Italy
Enter the price of the home, the deposit, the rate and the term: you will see the monthly payment, the total interest and how much you need at the deed signing (rogito). In «More options» you can simulate an early repayment.
More options
General values (Italy). They don't account for regional rules or other costs that may apply. Check them with your lender or advisor.
Rate discounts for bank products
Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.
—
Count as cost what you pay extra for having it with the bank: if the same insurance costs €150 elsewhere and the bank's costs €250, that's €100. If the premium rises over the years, as life insurance does, enter the average.
Enter the price, down payment, interest rate and term.
The payment is principal plus interest: it doesn't include insurance, fees or property taxes.
Yearly amortization schedule
Enter the price, down payment, interest rate and term.

How it works
How to use it
- Enter the price of the property and the deposit.
- Add the annual interest rate and the term in years.
- Open «More options» to change the amortization type, the buying costs or to add an early repayment.
- Check the payment, the interest, how much you need at the deed signing and the amortization schedule.
How it is calculated
The monthly rate is the annual rate divided by 12 and the mortgage is simulated month by month, like the bank's amortization schedule. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. Early repayments are applied at the end of the chosen year. Buying costs, share of income and maximum financing are guide values for Italy that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.
Payment = C · i / (1 − (1 + i)^−n) · C = capital, i = annual rate ÷ 12, n = months

About this calculator
Constant payment or constant capital
In Italy most mortgages use French amortization: the payment stays the same and in the first years it is mostly interest, which is why the outstanding debt falls slowly. With Italian amortization you repay the same share of capital every month: the first payment is higher, then it falls, and you pay less interest in total. The chart shows each year’s interest in blue.
Early repayment: term or payment
With an early repayment you choose what to reduce. Reducing the term keeps the payment and closes the mortgage sooner, usually with the biggest saving. Reducing the payment keeps the term. For first-home mortgages, early repayment carries no penalty.
What the values for Italy do not consider
The 5% buying costs are a general value: with the first-home relief, registration tax is 2% of the cadastral value (9% for a second home), plus the notary and any estate agency. A payment within 30–35% of net income and 80% financing are the usual bank criteria. Check them with your bank or an adviser.
Frequently asked questions
Constant payment or constant capital?
With a constant payment (French amortization, the most common in Italy) you always pay the same amount, at first almost all interest. With constant capital (Italian amortization) you repay the same capital every month: the payment starts higher and falls, and total interest is lower.
Early repayment to reduce the term or the payment?
Reducing the term usually saves more interest. Reducing the payment eases your monthly budget. The calculator shows both options with your numbers.
What does the payment not include?
The payment is capital plus interest. Insurance, arrangement and valuation fees and taxes on the home come on top.
Is it worth taking the bank's products to get a lower rate?
It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
