How it works
How to use it
- Enter your annual income (before tax) and the funds you can use.
- Enter the interest rate you expect and the loan term.
- Check the ratios filled in for Korea and change them if needed.
- See the maximum home price, the breakdown and the limit that applies.
How it is calculated
Two prices are calculated and the lower one applies. By income: the loan whose payment is the chosen share of income, plus your funds, minus buying costs. By own funds: the price at which your funds exactly cover the part that is not lent and the buying costs. The ratios are general reference values for Korea. A second applicant's income is added to yours; other debt payments count the way the country's rule counts them.

About this calculator
How it is calculated
Two limits apply at once when you buy a home. The first is the payment: the banking sector’s 40% DSR means the yearly principal and interest on all your loans must not exceed 40% of your annual income. The second is own funds: you have to pay the part above the LTV and the buying costs yourself. The calculator works out the price each limit allows and shows the lower one.
What Korean banks look at
LTV varies by area and by whether you are a first-time buyer, and DSR also includes other loans such as personal credit loans. Government-backed loans have their own income and home price requirements.
Buying costs in Korea
Acquisition tax is 1–3% depending on the home price, and first-time buyers can get a reduction. Brokerage fees and legal scrivener fees come on top. The 2% filled in is a general value, so check it with a bank or a professional.
Frequently asked questions
What decides the price of the home I can buy?
Two things: the payment limit set by your income (DSR) and the own funds that cover the part not lent plus the buying costs. The calculator compares both limits and shows the lower one.
Can I borrow the buying costs too?
Acquisition tax and brokerage fees are usually paid from your own funds. That is why they are subtracted from your available funds.
Income before tax or take-home pay?
DSR is based on annual income before tax. If a couple is borrowing together, try adding your incomes.
What if we buy as a couple, or I already pay other loans?
Under «More options» you can add the second applicant's income, which is added to yours, and what you already pay each month for other loans, cards or leasing. In South Korea, the share of income covers all your debts, so those payments come off what is left for the mortgage.
