Rate discounts for bank products
Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.
—
Count as cost what you pay extra for having it with the bank: if the same insurance costs €150 elsewhere and the bank's costs €250, that's €100. If the premium rises over the years, as life insurance does, enter the average.
Enter the price, down payment, interest rate and term.
The payment is principal plus interest: it doesn't include insurance, fees or property taxes.
Yearly amortization schedule

How it works
How to use it
- Enter the price of the home and the down payment.
- Add the annual interest rate (TAN) and the term in years.
- Open «More options» to change the payment type, the buying costs or to simulate an early repayment.
- Check the payment, the interest, the amount needed at the deed and the plan by year.
How it is calculated
The monthly rate is the TAN divided by 12 and the loan is simulated month by month, as in the bank's payment plan. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. Early repayments are applied at the end of the chosen year. Buying costs, the debt-service ratio and maximum financing are reference values for Portugal that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.
Payment = C · i / (1 − (1 + i)^−n) · C = capital, i = TAN ÷ 12, n = months

About this calculator
Constant payments or constant capital
With constant payments, the payment doesn’t change and, in the first years, it mostly goes on interest; that’s why the outstanding capital falls slowly. With constant capital, you repay the same part of the capital every month: the first payment is higher, then it goes down, and you pay less interest in total. The chart shows each year’s interest in blue.
Early repayment: term or payment
When you repay early, you choose what goes down. Reducing the term keeps the payment and ends the loan sooner, usually with bigger savings. Reducing the payment keeps the term. Simulate a single repayment or one every year and see the exact saving.
What the values for Portugal don’t reflect
The Bank of Portugal recommends that loans for a permanent own home shouldn’t exceed 90% of the property’s value and, since 1 August 2026, that the debt-service ratio shouldn’t go above 45%, calculated with a 1.5-point rise in the interest rate and including all loan payments. The 35% filled in is a more prudent value. The maximum term is 40 years up to age 35 and 35 years after that. The 4.5% buying costs are a general value: on a €250,000 permanent own home, the property transfer tax (IMT) is about €7,000, the 0.8% stamp duty adds €2,000 and the loan pays another 0.6% in stamp duty, plus the registry fees. Buyers aged up to 35 purchasing their first home can be exempt from IMT and stamp duty up to €330,539. Confirm the values with your bank or adviser.
Frequently asked questions
Constant payments or constant capital?
With constant payments, the most common arrangement in Portugal, you pay the same amount every month, mostly interest at the start. With constant capital, you repay the same capital every month: the payment starts higher and goes down, and total interest is lower.
Early repayment to reduce the term or the payment?
Reducing the term usually saves more interest. Reducing the payment eases each month's budget. The calculator shows both options with your numbers.
What is not included in the payment?
The payment is capital plus interest. Life and home insurance, fees and the stamp duty on interest come on top. To compare loans, look at the APR (TAEG), which includes those costs.
Is it worth taking the bank's products to get a lower rate?
It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
