Rate discounts for bank products

Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.

Count as cost what you pay extra for having it with the bank: if the same insurance costs €150 elsewhere and the bank's costs €250, that's €100. If the premium rises over the years, as life insurance does, enter the average.

Enter the price, down payment, interest rate and term.

InterestPrincipal

The payment is principal plus interest: it doesn't include insurance, fees or property taxes.

Yearly amortization schedule

Enter the price, down payment, interest rate and term.

How it works

How to use it

  1. Enter the purchase price and your own contribution.
  2. Add the annual interest rate and the term in years.
  3. Open «More options» to change the repayment formula and the buying costs or to add an extra repayment.
  4. Check the monthly payment, the interest, what you need at the deed and the repayment schedule.

How it is calculated

The monthly rate is the actuarial equivalent of the annual rate, as Belgian law requires: (1 + i)^12 = 1 + I. The loan is calculated month by month, as in the bank's repayment schedule. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. Extra repayments take effect at the end of the chosen year. Buying costs, share of income and maximum financing are guide values for Belgium that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.

Payment = L · i / (1 − (1 + i)^−n) · L = loan, i = (1 + annual rate)^(1/12) − 1, n = months

About this calculator

Fixed monthly payments or fixed capital repayment

With fixed monthly payments the payment stays the same; at the start you mostly pay interest and the outstanding capital falls slowly. With fixed capital repayment you repay the same capital every month: the first payment is higher, then it falls and you pay less interest in total. The chart shows each year’s interest in blue.

The Belgian monthly interest rate

Banks quote an annual rate, but you pay every month. In Belgium the monthly rate is by law the actuarial equivalent of the annual rate: compounded twelve times, it gives exactly the annual rate. At 3% a year that is 0.2466% a month, not 0.25%. A €200,000 loan over 30 years therefore costs €838.85 a month instead of €843.21.

Extra repayment: shorter term or lower monthly payment

With an extra repayment you choose what goes down. A shorter term keeps the monthly payment the same and usually saves the most interest. A lower monthly payment keeps the term the same. For a mortgage loan, the reinvestment fee for early repayment is limited by law to three months’ interest.

What the values for Belgium do not include

The National Bank expects banks to finance owner-occupied homes generally up to 90% of the value. The rule of thumb of a third of your net income is not a legal limit. Buying costs differ greatly by region: for your sole own home, registration duties are 2% in Flanders, 3% in Wallonia and 12.5% in Brussels, where the first €200,000 is exempt (for homes up to €600,000). On top come the notary’s fee and the costs of the loan deed. The 6% is a general guide value: check it with your bank or notary.

Frequently asked questions

Fixed monthly payments or fixed capital repayment?

With fixed monthly payments, the most common formula in Belgium, you pay the same amount every month, mostly interest at the start. With fixed capital repayment you repay the same capital every month: the first payment is higher, then it falls and you pay less interest in total.

How is the monthly interest rate worked out?

In Belgium the monthly rate is the actuarial equivalent of the annual rate: (1 + monthly rate)^12 = 1 + annual rate. At 3% a year that is 0.2466% a month, slightly less than 3% divided by 12. The calculator works this way.

What is not included in the monthly payment?

The payment is capital plus interest. Mortgage protection insurance, fire insurance, arrangement fees and property tax (onroerende voorheffing / précompte immobilier) come on top.

Is it worth taking the bank's products to get a lower rate?

It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
