How it works

How to use it

  1. Enter your monthly gross income and the savings you have available.
  2. Add the interest rate you expect and the term.
  3. Check the percentages for Brazil and adjust them if you need to.
  4. See the maximum value, the breakdown and the limit that applies.

How it is calculated

Two values are calculated and the lower one applies. By income: the financing whose first payment (with SAC, the highest) is the chosen share of income, plus your savings, minus the costs. By savings: the value at which your savings exactly cover the part that is not financed and the costs. The percentages are reference values for Brazil. A second applicant's income is added to yours; other debt payments count the way the country's rule counts them.

About this calculator

How it is calculated

Buying a property has two limits at the same time. The first is the payment: banks do not accept it going above 30% of gross income. The second is savings: with financing of up to 80%, the other 20% and the costs come out of your pocket. The calculator works out the value allowed by each limit and keeps the lower one. The calculation uses SAC, like the banks: the first payment, the highest, is the one that has to fit in the 30%.

What banks look at in Brazil

Besides income, the bank looks at your credit score, other debts and your age at the end of the term. Programmes such as Minha Casa Minha Vida have their own rules and subsidies. Your FGTS balance can top up the down payment.

Buying costs in Brazil

ITBI varies by municipality (3% in São Paulo) and the deed and registration add another 1 to 2%. The 5% filled in is a general reference: confirm it with your bank or adviser.

Frequently asked questions

What limits how much I can finance?

Two things at the same time: your income sets the maximum payment (up to 30% of gross income) and your savings need to cover the down payment and the costs. The calculator compares both limits and shows which one applies.

Why are the costs not included in the financing?

ITBI and the registry office are normally paid upfront, from your own funds, together with the down payment.

Gross or net income?

Banks consider the household's proven gross income. If two of you are buying, add your incomes together.

What if we buy as a couple, or I already pay other loans?

Under «More options» you can add the second applicant's income, which is added to yours, and what you already pay each month for other loans, cards or leasing. In Brazil, the share of income covers all your debts, so those payments come off what is left for the mortgage.
