Mortgage Calculator Brazil

Enter the property value, the down payment, the interest rate and the term: you will see the payment, the total interest and how much you need at signing. In «More options» you can simulate an extra repayment.

More options

General values (Brazil). They don't account for regional rules or other costs that may apply. Check them with your lender or advisor.

Rate discounts for bank products

Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.

—

Count as cost what you pay extra for having it with the bank: if the same insurance costs R$150 elsewhere and the bank's costs R$250, that's R$100. If the premium rises over the years, as life insurance does, enter the average.

Enter the price, down payment, interest rate and term.

InterestPrincipal

The payment is principal plus interest: it doesn't include insurance, fees or property taxes.

Yearly amortization schedule

Enter the price, down payment, interest rate and term.

How it works

How to use it

  1. Enter the property value and the down payment.
  2. Add the annual interest rate and the term in years.
  3. Open «More options» to switch between SAC and Price, change the costs or simulate an extra repayment.
  4. Check the payment, the interest, the amount for signing and the amortization table.

How it is calculated

The monthly rate is the annual rate divided by 12 and the financing is simulated month by month, as in the bank's table. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. Extra repayments are applied at the end of the chosen year. Buying costs, share of income and financing quota are reference values for Brazil that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.

SAC: amortization = balance ÷ months · Price: payment = S · i / (1 − (1 + i)^−n)

About this calculator

SAC or the Price table

With SAC (Sistema de Amortização Constante, constant amortization) you repay the same part of the balance every month: the first payment is the largest and they fall over time. That is why the calculator starts with SAC, the system most used by banks. With the Price table the payments are fixed, but at the start almost everything is interest. The chart shows each year’s interest in blue.

Extra repayment: term or payment

When you pay early, you choose what to reduce. Reducing the term keeps the payment and ends the financing sooner, usually with bigger savings. Reducing the payment keeps the term. You can also use your FGTS balance to pay down the loan, under the rules of your contract.

What the values for Brazil do not consider

A payment of up to 30% of gross income, an 80% financing quota and a 35-year term are common bank references. The 5% costs include ITBI (3% in São Paulo; it varies by municipality) and the registry office. Insurance and the TR adjustment are not part of the calculation. These are general values: confirm them with your bank or adviser.

Frequently asked questions

SAC or the Price table?

With SAC, the most used system in home financing, you repay the same amount every month: the first payment is the highest and they keep falling, with less interest in total. With the Price table the payments are equal, but at the start almost everything is interest.

Pay early to reduce the term or the payment?

Reducing the term usually saves more interest. Reducing the payment eases the monthly budget. The calculator shows both options with your numbers.

What does the payment not include?

The payment here is principal plus interest. Mandatory insurance (MIP and DFI), the administration fee and the TR adjustment are not included.

Is it worth taking the bank's products to get a lower rate?

It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
