General values (Mexico). They don't account for regional rules or other costs that may apply. Check them with your lender or advisor.
Rate discounts for bank products
Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.
—
Count as cost what you pay extra for having it with the bank: if the same insurance costs MX$1,500 elsewhere and the bank's costs MX$2,500, that's MX$1,000. If the premium rises over the years, as life insurance does, enter the average.
Enter the price, down payment, interest rate and term.
The payment is principal plus interest: it doesn't include insurance, fees or property taxes.

How it works
How to use it
- Enter the home value and your down payment.
- Add the annual interest rate and the term in years.
- Open «More options» to change the payment type, the closing costs or to add a prepayment.
- Check the monthly payment, the total interest, the money you need at the deed signing and the table by year.
How it is calculated
The monthly rate is the annual rate divided by 12, and the loan is simulated month by month, like a bank's amortization table. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. Prepayments are applied at the end of the chosen year. Closing costs, share of income and the percentage financed are general values for Mexico that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.
Payment = L · i / (1 − (1 + i)^−n) · L = loan, i = annual rate ÷ 12, n = months

About this calculator
Fixed payments or fixed principal
With fixed payments, the monthly payment is the same for the whole term, but at first it’s almost all interest; that’s why the balance falls slowly in the first years. With fixed principal, you repay the same part of the loan each month: the first payment is higher, then it falls, and you pay less interest in total. The chart shows each year’s interest in blue so you can see the difference.
Prepayments: shorter term or lower payment
When you pay principal early, you choose what to reduce. Shortening the term keeps the payment and ends the loan sooner, which usually saves more interest. Lowering the payment keeps the term and reduces what you pay each month. Try a single payment or one every year and see the exact saving.
What the values for Mexico don’t cover
A down payment of 10% of the value, a monthly payment of up to 30% of income and a 20-year term are common bank references. Closing costs (gastos de escrituración) range from 4% to 8% of the value depending on the state: the property acquisition tax (ISAI) is usually 2% to 5%, plus the notary’s fees, the public registry and the appraisal. The 6% is a middle value. Infonavit and Fovissste loans have their own rules. These are general values: confirm them with your bank or adviser.
Frequently asked questions
What does the monthly payment include?
Only principal and interest. A bank's real monthly payment usually adds life and property insurance and, on some loans, fees. To compare loans with each other, check the CAT (Costo Anual Total, total annual cost), which includes those costs.
Should a prepayment shorten the term or lower the payment?
Shortening the term usually saves more interest, because you finish paying sooner. Lowering the payment frees up money each month. The calculator shows you both options with your numbers.
What is fixed principal?
Instead of an equal payment each month, you repay the same amount of principal each month. Payments start higher and go down, and the total interest is lower.
Is it worth taking the bank's products to get a lower rate?
It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
