How it works

How to use it

  1. Enter your net income per month and the savings you have available.
  2. Add the interest rate you expect and the term.
  3. Check the percentages for the Netherlands and adjust them if needed.
  4. See the maximum purchase price, the breakdown and which limit applies.

How it is calculated

Two purchase prices are calculated and the lower one applies. By income: the mortgage whose monthly payment is the chosen share of your income, plus your savings, minus buyer's costs. By savings: the purchase price at which your savings exactly cover the part that is not financed and the costs. The percentages are guide values for the Netherlands. A second applicant's income is added to yours; other debt payments count the way the country's rule counts them.

About this calculator

How it is calculated

Buying a home has two limits at once. The first is the monthly payment: it has to fit your income. The second is your savings: because you borrow at most 100% of the home’s value, you have to pay the buyer’s costs yourself. The calculator works out the purchase price for each limit and takes the lower one.

What banks in the Netherlands look at

The maximum mortgage follows from the Nibud standards: a table with the share of your gross income that may go on housing costs, depending on income and interest rate. Student debt and other loans also count. For an exact amount, ask your bank or adviser for a calculation.

Buyer’s costs in the Netherlands

Transfer tax of 2%, the notary, valuation and advice usually add up to 4 to 6% of the purchase price. First-time buyers up to age 35 pay no transfer tax in 2026 up to €555,000. The 5% is a general guide value: check it with your bank or adviser.

Frequently asked questions

What decides how much home I can afford?

Two things at once: your income sets the highest monthly payment and your savings must cover the buyer's costs. The calculator compares both limits and tells you which one applies.

Why are the buyer's costs not included in the mortgage?

Since 2018 you may borrow at most 100% of the home's value in the Netherlands. You therefore pay transfer tax, the notary and the valuation with your own money.

Net or gross income?

In the Netherlands banks work with your gross annual income and the Nibud tables. This calculator uses a simpler share of your net income as a guide value; adjust the percentage if you have specific advice.

What if we buy as a couple, or I already pay other loans?

Under «More options» you can add the second applicant's income, which is added to yours, and what you already pay each month for other loans, cards or leasing. In the Netherlands, the share of income covers all your debts, so those payments come off what is left for the mortgage.
