More options
General values (Netherlands). They don't account for regional rules or other costs that may apply. Check them with your lender or advisor.
Rate discounts for bank products
Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.
—
Count as cost what you pay extra for having it with the bank: if the same insurance costs €150 elsewhere and the bank's costs €250, that's €100. If the premium rises over the years, as life insurance does, enter the average.
Enter the price, down payment, interest rate and term.
The payment is principal plus interest: it doesn't include insurance, fees or property taxes.
Yearly amortization schedule
Enter the price, down payment, interest rate and term.

How it works
How to use it
- Enter the purchase price and your own contribution.
- Add the interest rate per year and the term in years.
- Open «More options» to change the repayment type and buyer's costs or to repay extra.
- Check the monthly costs, the interest, what you need at the notary and the repayment schedule.
How it is calculated
The monthly rate is the annual rate divided by 12 and the mortgage is calculated month by month, as in the bank's repayment schedule. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. Extra repayments take effect at the end of the chosen year. Buyer's costs, share of income and maximum financing are guide values for the Netherlands that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.
Monthly cost = M · i / (1 − (1 + i)^−n) · M = mortgage, i = annual rate ÷ 12, n = months

About this calculator
Annuity or linear
With an annuity mortgage the gross monthly costs stay the same; at the start you mostly pay interest and the debt falls slowly. With a linear mortgage you repay the same amount every month: the first monthly payment is higher, then it falls and you pay less interest in total. The chart shows each year’s interest in blue.
Extra repayments: shorter term or lower monthly costs
When you repay extra, you choose what goes down. A shorter term keeps the monthly payment the same and usually saves the most interest. Lower monthly costs keep the term the same. How much you may repay extra without a penalty is set out in your mortgage terms.
What the values for the Netherlands do not include
You may borrow at most 100% of the home’s value; you pay the buyer’s costs yourself. The 5% buyer’s costs are a guide value: transfer tax is 2%, and first-time buyers up to age 35 do not pay it in 2026 up to a purchase price of €555,000. How much you may borrow depends on the Nibud standards for your income; the 30% is only a general guide value. Check them with your bank or adviser.
Frequently asked questions
Annuity or linear?
With an annuity mortgage you pay the same gross amount every month, mostly interest at the start. With a linear mortgage you repay the same amount every month: the monthly costs start higher, then fall, and you pay less interest in total.
Extra repayments for a shorter term or lower monthly costs?
A shorter term usually saves the most interest. Lower monthly costs give you more room each month. The calculator shows both with your numbers.
What is not included in the monthly costs?
These are gross monthly costs: repayment plus interest, without mortgage interest relief. Insurance, municipal taxes and service charges come on top.
Is it worth taking the bank's products to get a lower rate?
It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
