Mortgage Calculator Switzerland

Enter the purchase price, your own funds, the mortgage rate and the term: you will see the monthly cost of interest and amortization, the debt left at the end and the gross income the affordability rule requires.

Rate discounts for bank products

Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.

—

Count as cost what you pay extra for having it with the bank: if the same insurance costs CHF 150 elsewhere and the bank's costs CHF 250, that's CHF 100. If the premium rises over the years, as life insurance does, enter the average.

Enter the price, own funds, interest rate and term.

InterestAmortization

The cost is interest plus amortization: excluding upkeep, ancillary costs, insurance and taxes.

How it works

How to use it

  1. Enter the purchase price and your own funds.
  2. Add the annual mortgage rate and the term you want to look at.
  3. Under «More options», change the type of amortization, the buying costs or the share of income, or add an extra amortization payment.
  4. Check the monthly cost, the interest, the debt left, the income needed and the plan by year.

How it is calculated

The monthly rate is the annual rate divided by 12. If the rate changes after some years, the payment is recalculated in the year it changes, on the outstanding balance and the months left. With amortization to two thirds, the part of the mortgage above two thirds of the purchase price is repaid over 15 years in equal monthly amounts; on the rest you only pay interest, and it remains as debt at the end of the term. The income needed follows the affordability rule: a 5% imputed rate on the whole mortgage, 1% upkeep and the amortization, together at most a third of gross income. These are guide values for Switzerland that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.

Affordability: mortgage × 5% + price × 1% + yearly amortization ≤ ⅓ of gross income

About this calculator

Amortization to two thirds

In Switzerland a mortgage is rarely repaid in full. The first mortgage, up to two thirds of the purchase price, usually stays in place; you only pay interest on it. The second mortgage, the part above that, is amortized within 15 years or by retirement. For a CHF 1,000,000 house with CHF 200,000 of own funds, that is CHF 133,333 over 15 years, about CHF 741 a month. The chart shows each year’s interest in blue.

Affordability

Whether the bank grants the mortgage does not depend on today’s rate, but on a calculation with an imputed rate of usually 5%. On top come the amortization and upkeep of 1% of the purchase price. Together they should be no more than a third of gross income. In the example, CHF 40,000 of interest, CHF 8,889 of amortization and CHF 10,000 of upkeep make CHF 58,889 a year; that takes a gross income of about CHF 178,000.

What the values for Switzerland do not reflect

As a rule you need at least 20% own funds, of which at least 10% must be «hard» equity that does not come from your pension fund. The 3% buying costs are a general value: property transfer tax, notary and land registry depend on the canton and can reach about 5%; some cantons do not levy a transfer tax. Each bank calculates affordability a little differently, some with 4.5% instead of 5%. Check the values with your bank or adviser.

Frequently asked questions

Do I have to repay the whole mortgage?

No. It is usual to amortize only the second mortgage: the part above two thirds of the purchase price, within 15 years or by retirement. The first mortgage can stay in place; you only pay interest on it.

What is affordability (Tragbarkeit)?

The bank checks that the costs, worked out with an imputed rate of usually 5%, the amortization and 1% upkeep, are no more than a third of your gross income. The calculator shows the income this takes.

What is not included in the monthly cost?

The cost is interest plus amortization. Upkeep, ancillary costs, insurance and taxes come on top.

Is it worth taking the bank's products to get a lower rate?

It depends on what they cost. Under «Rate discounts for bank products», in «More options», enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
