Mortgage Calculator Spain
Enter the home price, the deposit, the interest rate and the term, and you'll see your monthly payment, what you'll pay in interest and how much money you need at signing. Under More options you can simulate a mixed or variable rate, early repayments or start from your savings.

Rate discounts for bank products
Enter the rate above with every discount applied. Here, each product the bank asks for: how much it lowers the rate and what it costs a year. The discount is assumed to last the whole term.
—
Count as cost what you pay extra for having it with the bank: if the same insurance costs €150 elsewhere and the bank's costs €250, that's €100. If the premium rises over the years, as life insurance does, enter the average.
Enter the price, down payment, interest rate and term.
The payment is principal plus interest: it doesn't include insurance, fees or property taxes.
Yearly amortization schedule
Enter the price, down payment, interest rate and term.

How it works
How to use it
- Enter the home price and the deposit you'll put down.
- Add the annual interest rate (TIN) and the term in years.
- Open More options to change the repayment type, the rate (mixed or variable), the buying costs or to start from your savings, and to simulate extra payments.
- Check the payment, the interest, the money you need at signing and the amortization schedule.
How it is calculated
The monthly rate is the annual rate divided by 12 and the mortgage is simulated month by month, like the bank's amortization schedule. With a mixed or variable rate, the payment is recalculated in the year the rate changes, on the outstanding balance and the months left. Extra payments are applied at the end of the chosen year and the bank's fee is a percentage of what you repay. Buying costs, share of income and maximum financing are general values for Spain that you can change. With rate discounts, the rate you enter is the one you pay with every product; without each one, the rate goes up by its discount (also after a rate change) and the extra interest is compared with its cost over the years the mortgage lasts.
Payment = C · i / (1 − (1 + i)^−n) · C = capital, i = annual rate ÷ 12, n = months

About this calculator
Fixed payment or fixed principal
In Spain almost all mortgages use the French system: the payment is the same every month and, at first, most of it is interest. That’s why, after the first few years, what you owe goes down slowly. In the German system you repay the same amount of capital every month: the first payment is higher, but it drops each month and the total interest is lower. The chart shows each year’s interest in blue so you can see the difference.
Mixed or variable-rate mortgage
On a mixed mortgage, the first years have a fixed rate and then it becomes variable; on a variable one, the rate is an index (almost always Euribor) plus a margin and is reviewed at set intervals. Enter how many years the initial rate lasts and the rate you expect afterwards: you’ll see the payment for each stretch. As nobody knows where Euribor will go, try several rates to see what payment you could afford.
Early repayment: payment or term
When you pay money to the bank early, you choose what to reduce. Shortening the term keeps the payment and shortens the mortgage: it usually saves more interest. Reducing the payment keeps the term and lowers what you pay each month. You can simulate several payments, one-off or every year, with the bank’s fee, and see the saving with the option you choose and with the other.
Starting from your savings
If you know how much money you have but not how big a deposit you can put down, enter your savings under More options: the buying costs are taken off and what’s left is the deposit. If they don’t cover the costs, we tell you how much is missing.
What the values for Spain don’t capture
The buying costs (10 %) are an average for resale homes. The purchase tax depends on the autonomous community and, in many, on the price and your circumstances (age, large family, main home): on resale homes you pay property transfer tax (ITP) and on new builds, VAT and stamp duty (AJD). Spain’s Ministry of Finance publishes each region’s current rates every year. The 35 % of income is the prudent limit banks apply, and 80 % financing is the usual level on the valuation. These are general values: check them with your bank or adviser.

Frequently asked questions
Which is better, fixed payment or fixed principal?
With a fixed payment (the French system, the usual one in Spain) you pay the same every month, but at first almost all of it is interest. With fixed principal (the German system) you repay the same share of capital every month: the payment starts higher and goes down, and you pay less interest overall.
Overpay to reduce the payment or to shorten the term?
Shortening the term almost always saves more interest, because you stop paying sooner. Reducing the payment eases your monthly budget. The calculator shows you the saving with the option you choose and with the other one.
Can I simulate a mixed or variable-rate mortgage?
Yes. Under More options, choose a rate that changes after some years, how many years the initial rate lasts and the rate afterwards (on a variable mortgage, Euribor plus the margin). The payment is recalculated on what's left to pay. On a variable mortgage the rate changes at every review; here we assume the new one stays the same.
What does the bank charge for early repayment?
Whatever your contract says: enter it as the prepayment fee and you'll see what it costs you. Spain's mortgage credit law (Ley 5/2019) caps it, depending on whether the rate is fixed or variable and on when you repay.
What doesn't the payment include?
The payment is capital plus interest. It doesn't include the insurance the bank asks for, fees or the property tax (IBI), which you should add separately.
Is it worth taking the bank's products to get a lower rate?
It depends on what they cost. Under “Rate discounts for bank products”, in “More options”, enter the discounted rate (with every product) as the interest rate and, for each product, such as insurance, a card or having your salary paid into the account, how much it lowers the rate and what it costs a year. You'll see how much interest each one saves and whether it's worth it; if you don't know the cost, how much it could cost a year and still pay off. Count as cost only what you pay extra for having it with the bank: if the same insurance is cheaper elsewhere, the difference.
